A property owner’s guide to renting rooms to college students

Students are comparing you with a screenshot. Say what the place is, what it costs, how it is shared, and how far it is from campus. Then let them visit. Listing that information on RoomWroom is still Coming soon.

Say which product you are offering

Use the same three words students are learning to look for:

If food, laundry, or a curfew comes with the bed, say so. If it does not, say that too. Silence reads as a trick even when it is just an omission.

Four facts that belong on any listing

  1. Rent, and the period it covers.
  2. Sharing, in the labels above.
  3. Distance from the campus you are near. For Graphic Era, that campus is in Clement Town, Dehradun. Do not write “2 minutes” unless you have timed the walk you mean.
  4. The date you last confirmed the bed was actually free.

RoomWroom’s own standard is the same: a listing is only as current as its last check. A brochure photo from another year should be labelled as old or replaced.

What RoomWroom will not do for you yet

The homepage button “List your PG or Room” is Coming soon. Emailing hi.roomwroom@gmail.com does not publish a listing and does not send you students. There is no brokerage amount on this website, and this site does not collect rent.

Until a listing screen exists, the useful work is the visit: show the real room, name the deposit rules, and put the agreement in writing. Students are told the same thing in the Dehradun checklist.

If several beds are free, say which ones. A building photo is not a room photo. When a bed is taken, take it off the message you are still forwarding. Students remember the owner who answered the sharing question without a second chase.
